8 Steps of the Home Buying Process

Are you thinking of purchasing a home here in Tucson? There are 8 important steps to help you become knowledgeable and have the upper hand when it comes to purchasing a home. Hi, my name is Rachel, and I'm here to help guide you through that process.
1. Get Setup with a Credible Home Search
The 1st step is to get you set up on a credible home search. This way you can see what's currently on the market. What you like, what you don't like, area of town, bedrooms, bath. We really want to hone in on the criteria. That way we can make the most of your time and make sure we're looking at strictly what you like and what fits your criteria best.Â
2. Find a Real Estate Agent to Navigate
Now this might not seem like a major step, but this could actually make or break the entire process. You want to make sure you connect with someone who is knowledgeable and understands the ins and outs of Tucson real estate. That way you're covered and well taken care of.Â

3. Get Pre-Qualified
The next step is to get pre-qualified so you can see the range of prices you are qualified for. This will help narrow down that search that you're going to sign up for today. Part of working with a well qualified real estate agent is that they can connect you with local lenders to help you get started.Â
4. Start Viewing Homes
Now this is where the real fun begins. The 4th step is where we can start looking at homes in person. The average amount of homes people look at before placing an offer is between 6 and 8 homes. But sometimes that isn't always the case. It may be the first home you look at, or the 20th home you look at. Your agent should be there with you every step of the way.
5. Put an Offer on a Home
Step 5 is placing an offer on a home. This is where your agent is really going to be coming into play. They're going to be putting together a list of comparables of the area of the criteria that fits the home you would like to place an offer on. This will help dictate the price you offer. Your agent also needs to be very strong in their negotiation skills to ensure you get that property under contract.Â
6. Due Diligence/Home Inspections
Once under contract, you typically have 10 days to inspect the property and all its working systems. It's very important we do so because you're going into a home you really know nothing about. We want to make sure that we get a general home inspector, an HVAC contractor, a roof inspector, a termite inspector, and a sewer inspector to make sure that everything is in working order. If there's a pool, we also want to get that checked out as well.Â
7. Negotiate Repair Requests
The 7th step is negotiating your repair request, or also known as the BINSR. Now I know I keep saying this, but this is where it's so important that you have a qualified agent because there's going to be negotiating going on here. We want to look at all the inspection reports you got done and really hone in on 3-5 major systems you would like to request the seller to either repair or maybe give you a credit for. Now this isn't cosmetic things. We want to look at the major things the house really needs to have done.
8. Close on Your New Home!
And lastly, the final step is closing on your new home! After the appraisal has come in at or above purchase price and everything is good to go for the lending and title, it's time to celebrate on the closing of your new home purchase!
