Hey everyone, it's Rachel Clark. I just wanted to take some time to explain one of the major steps after an accepted contract, that being the inspection period. There are five major systems that we recommend that you get inspected once we are under contract. 

1. Home Inspection

The first one would be the home inspection. That is going to touch the top to bottom of the house. Every nook and cranny, we get a specialized home inspector out here to come and look at the property.

2. HVAC Inspection

The second we recommend is getting an HVC specialist out here to look at all of your units. We want to make sure that they're in good working condition and also to see the year and the age and how everything is kind of working within the house.

3. Plumbing Inspection

We would want to get a plumber out here. He's going to run a sewer scope video throughout your sewer lines in the property and make sure there's no root intrusion to make sure everything is running properly. 

4. Termite Inspection

We're going to have a termite inspector out here to look at your property inside and out. You know, living in Arizona, termites are pretty common, so you don't want to freak out if there are termites. There's such easy things to get done as a termite treatment. You can get them done yearly, but we just want to make sure that everything is clear and there's no hiccups that might come up later on.

5. Roof Inspection

We're going to get a roof inspector out here. The best part of that is they're free. They come and look at the roof, make sure there's no missing tiles or whatever roof you may have, but make sure that it's good. It's in working condition like all the other inspectors are here to do. 

Those are the five major inspections that we recommend you get done when you're in your home inspection period. There might be other things that come up. Say you have a pool, we do want to get that looked at as well, but those five are my top five and I think the best to get your systems checked, to make sure you're moving into a home that you know what you're walking into.
