When purchasing a home, it can be a stressful process at times. Today we're going to go over the three mistakes to avoid when purchasing a home. 

#1: Not Getting Pre-Qualified

Number one is not getting pre-qualified with a lender before looking at homes. I get it, it's an extremely exciting time, but it's very important that you take the time to meet with a lender to understand your buying potential. This is where you submit documents of your monthly pay stubs and your credit score is ran. You would hate to find the perfect home and either lose out on it because you haven't started the process of getting pre-qualified for a loan, or you find out that it's not within your price range of what you're able to purchase.

#2: Not Working With A Professional Realtor

Right now, especially in such a competitive market, you want to make sure you're working with a full-time professional real estate agent. They should be able to guide you through the entire process and help you with all negotiating, that will no doubt take place. You want to make sure you're working with an honest professional who is dedicated to protecting your interests.

#3: Skipping Home Inspections

Once you're under contract for a home within the Arizona residential purchase contract, you have a negotiable 10 days to do your due diligence on the property. This including all of your home inspections. I do not recommend skipping this. You are getting into a home that you essentially know nothing about.

It's best to get professional eyes on the property to understand the ins and outs of what's going on. It'll cost you around $700 give or take to have a termite inspector, general home inspector, HVAC inspector, sewer inspector, and roof inspector to come out. But trust me, it's better safe than sorry.
