Right now in today's marketplace, it can be a challenging experience for all buyers across all price points to get their offer accepted. With limited inventory and home prices up almost 15% from last year, here are a few helpful tips that might help you get a home under contract.
Tip #1: Writing A Deal Over List Price
No matter what, your agent should be running the comparables of the area for the home you're looking at, but right now the list price of a home most likely will not get you the deal. With properties being priced correctly by the listing agent based on the comps in the area, we are seeing the majority of those homes get an accepted offer at least 10% or more over list price. So it's important that you go into this understanding that you will most likely have to write well over list price. That's something to keep in mind when you're looking at your maximum purchase price that your lender approved you for.

Tip #2: Waiving Your Appraisal Contingency
If you are purchasing a home with a loan, your lender requires that your home is appraised to ensure that you are agreeing to purchase it for what it comes in at purchase value. If you are offering over list price and your home were to come in under that price, by waiving the appraisal contingency, you are stating that you will come out of pocket the difference from the appraisal price to the purchase price. This might not be an option for everyone, but it strengthens your offer immensely to the seller.
Tip #3: Accepting Property As-Is
This is language that you can use in your initial offer that basically lets the seller know that you are going into the sale accepting the property in it's condition that it's currently in. That means by good faith, that you would not be asking for any repairs. You still have the opportunity to inspect the property to understand the ins and outs of what you will be buying.
