So today I'm going to go over how to negotiate your repair request. Your repair request, or more commonly known as buyer's inspection notice and seller's response, or BINSR, is a two page document we're going to complete at the end of your due diligence period, which again is 10 days unless otherwise negotiated.Â

Now remember, the Arizona purchase contract is considered an as-is contract, which means the sellers are not obligated to do any of these repairs.Â

Three Options
When filling out the BINSR, we have three options of doing so. First one is you can accept the property as-is. Second option is you can reject the property, and we start and move on to the next one. Third and most common option is giving the seller an opportunity to fix the disapproved items.
Inspection Reports
When submitting our BINSR, we also want to make sure that we're submitting any inspection reports we had done during our due diligence period. We also want to keep in mind when asking for these repairs, what would any reasonable buyer or seller ask for. I hope these tips were helpful for you.
